Commercial Real Estate

ViewPoint Bank is a portfolio lender and provides fixed rate, non-recourse debt for terms of 3 to 5 years with amortization of 25 to 30 years and a prepay schedule of 3-2-1-Par. We prefer loans from $3 million to $50 million, located in Texas, for cash-flowing multi-tenant office, retail, industrial, apartments and self storage. Our niche is flexibility and quick closings.

Loan Size

  • Loan range is $3M-$50M
  • "Strike zone" is $5M-$25M. Prefer to lend in Texas and contiguous states (can loan nationwide).
Loan Types
  • Mini Perm Loans: Typical 5-year Terms
  • Bridge Loans: Valued Added and Reposition Loans


  • Typically 0.5% to 1%
  • Good Faith Deposit – unused funds returned to borrower
  • No Processing Fee – Reasonable Legal Fees due at Closing – Non-Securitized Loan Documents


  • 3, 5, 7 and  year terms
  • Fixed Rate Debt priced over applicable term Treasury Bill Rate
  • Floating rate debt priced over 90-Day LIBOR for shorter
    term loans
  • Amortization is 25-30 years; Interest Only debt is offered in unique situations
  • LTV is typically 65% to 75%
  • Free fixed rate forwards for future fundings


  • Typically NON-RECOURSE, except for carve outs
    (Recourse is included in the loan structure at times to mitigate excess risk or leverage)
  • Recourse can generate more proceeds


  • We do NOT typically require funded escrows for Tenant Improvements, Leasing Commissions, and Capital Expenditures
  • Escrows required for taxes and insurance.
  • High lease rollover in first 18 months will usually dictate a funded escrow for TILC


  • Mini Perm Loans: 3-2-1, then par for a 5-year fixed rate loan; (NO LOCK OUTS & NO YIELD MAINTENANCE).
  • Bridge Loans: Floating rate debt is negotiable (typically 1% in year one, then par).
